This is a decision we have made with great care in consultation with our BRF financial advisor from HSB, and it is based on rising costs in several important areas.
Why are we raising the fee?
The City of Gothenburg has announced increases in several areas starting at the turn of the year, including:
- District heating: +4%
- Water and sewage: +7%
- Waste management: +12%
In addition to this, the cost of, for example, electricity and cleaning of our common areas has also gone up, while we still need to finance ongoing maintenance of our buildings. Furthermore, 4 of our 6 land lease agreements are expiring soon, which may lead to additional costs in the future.
A well-considered decision
Our HSB financial advisor recommended a 6% increase, but the board has chosen to adjust by 4% at this time. One important reason we can keep the increase at a more moderate level is that the association’s economy has been strengthened thanks to the attic project, where 14 new apartments are now contributing regular income to the association’s shared funds.
We have also managed to keep the fee unchanged throughout 2025, following a 4% increase in 2024. Overall, the association has managed with smaller adjustments than many other housing cooperatives in recent years, and the fact that we are now moving forward with another modest increase for 2026 is a sign of strength.
Stability today = security for the future
Making a smaller increase now is also a way to reduce the risk of larger, more drastic increases later on, even though we can of course never fully predict future events. By acting in time and with foresight, we can build a stable foundation.
We continue to think long-term
The board’s main goal is for Brf Kvillebäcken to be a safe and pleasant place to live – today and in the future. By making smart, balanced decisions, we aim to keep the association strong, sustainable, and collectively prosperous going forward.
If you have questions about the fee or the association’s finances, you are always welcome to reach out to us.
Kind regards,
The Board of Brf Kvillebäcken
